It is essential to get a building condition survey carried out when you have an offer accepted on a property to find out about the condition of the building and to give a re-instatement value for insurance purposes.

It can also help you negotiate money off if there is costly work that needs to be done and also help you to budget for any future repairs that might be needed.

You will have to pay for a mortgage valuation in order to secure a mortgage offer but this should not be confused with a building condition survey. The mortgage valuation merely confirms to the lender that the property is worth at least what it is lending you - it is not its responsibility to point out any repairs that need doing.

About the Home Condition Survey.

This is a very popular report and typically the report your solicitor has in mind when they recommend getting a survey.  It is written in Plain English, with a 1,2,3 numbering system for the condition of each element. There are also photographs included in the report. The default position for inspecting the roof space, is that this will involve physical entry and access to the roof void, where possible. Some surveys do not have this as a standard default position.

Also if you intend to purchase a property in the Leeds area that still has it's NHBC guarantee or equivalent, you should still obtain a survey as the guarantee may be void if you don't!
